LEED Gold
Constitution Center
Washington, D.C.
One of the largest privately owned office complexes in Washington D.C., housing federal agency tenants and managed by Hines. QBM delivered full-scope janitorial services across lobbies, tenant suites, and building systems for 12 consecutive years, with a green cleaning program aligned to the building’s LEED Gold certification throughout. Three independent letters of recommendation were written by Hines property management and a Federal Housing Finance Agency facilities officer at the close of the engagement.

Federal facility
U.S. Department of Transportation
Washington, D.C.
QBM’s longest single engagement. A high-security federal agency environment with stringent compliance requirements and continuous operational demands. We maintained full-scope janitorial and facility support services across 23 years, multiple contract renewals, and successive leadership transitions without a break in service continuity. Federal contracts are renewed on performance. This one was renewed for over two decades.

Mixed-use Campus
Crystal City Complex (now National Landing)
Arlington, VA
At its peak one of the most active commercial environments in the D.C. metro area, with a dense mix of federal tenants, private office users, and retail traffic moving through shared spaces daily. QBM provided full-scope janitorial services across the campus for a decade, coordinating across multiple buildings and maintaining consistent presentation standards throughout. The site has since been redeveloped as National Landing, now home to Amazon HQ2 and a major federal agency presence.

What tenures like these mean for your building
Institutional property teams don’t retain a janitorial partner for 10, 12, or 23 years without a reason. The reason is consistent, reliable service that doesn’t require management’s attention to maintain. That’s the standard QBM has been built around since 1986, and it’s what we bring to every new engagement across Washington DC, Maryland, and Northern Virginia.
