Quality Building Maintenance

We've been part of the Washington D.c.

Real Estate Landscape for
Nearly 40 Years

Quality Building Maintenance started in 1986 and has spent the years since working inside some of the region’s most demanding institutional properties. The relationships we’ve built along the way, with property teams, facilities managers, and tenants, are what we’re most proud of.

A 23-year service tenure, the longest in QBM's history, maintaining federal janitorial compliance standards continuously across multiple contract renewals and leadership transitions.

Crystal City Complex, Arlington VA

A decade supporting one of the largest mixed-use commercial environments in the D.C. metro area, covering 3 million square feet of office and retail space.

LEED Gold certified environments

Green cleaning programs designed to align with LEED certification standards and ESG reporting requirements, with a track record at some of the region's most recognized sustainable buildings.

A Company That Cares About the Buildings It Works in

QBM has been a commercial janitorial services provider in Washington D.C., Maryland, and Northern Virginia since 1986. Over that time, the work has stayed consistent: Class A office environments, federal facilities, and institutional properties where building presentation and service reliability matter to ownership and tenants alike.

We’re selective about the properties we take on, not because we’re trying to be exclusive, but because we want to do the job well. A focused portfolio means our account leadership knows each property, our crews are stable, and service quality doesn’t slip because we’ve stretched ourselves too thin.

The People Behind QBM

Tony Napier

Founder, Quality Building Maintenance

I spent years managing large-scale janitorial operations — opening hospitals across the country and running complex commercial buildings before QBM ever existed. That experience taught me what building owners and property managers actually need: a partner who shows up, equips the job properly, and never has to be chased.

QBM started when the owners of a prominent Washington, D.C. office building — fed up with a vendor who kept raising prices while neglecting their building — asked me to take over the contract myself. I ran it from 1987 to 2009. That relationship, and the trust behind it, became the foundation of this company.

Across every property we’ve served since, our average client relationship has lasted 15 years. We think that says everything about how we work.
